Responsible for obtaining entitlements & closing land acquisition. Directed leasing activities of outside brokers.

Directed leasing & merchandising activities of outside brokers.

Hemet Valley Mall, Hemet, Ca.

 

Responsible for land acquisition coordination, obtaining of entitlements & completion of offsite improvements. Created merchandising & demising plan and leasing proforma. Directed leasing efforts of both in-house staff & outside brokers.

Created demising & merchandising plan & leasing proforma. Successfully completed initial lease-up.

Glendale Galleria II, Glendale, Ca.

 

Created demising & merchandising plan & leasing proforma. Directed leasing efforts of both in-house staff & outside brokers. Successfully leased 3'rd level with no connection to original mall by creating an exciting & unique fashion merchandise mix that overcame poor access.

Montebello Town Center, Montebello, Ca.

 

Prepared initial leasing & merchandising plans & oversaw activities of leasing team. Negotiated department store REA & obtained future right to add a 4'th department store without additional parking.

Galleria At Tyler, Riverside, Ca.

 

Responsible for all aspects of mall expansion. Negotiated joint venture with institutional owner. Directed the preparation of extensive environmental documents which upheld court challenges. Obtained entitlement to add 3 additional department stores, double the GLA of the mall, add 150,000 sq. ft. office building and 20,000 sq. ft. theater expansion. Added Nordstrom & negotiated agreements with The Broadway, JC Penney, & The May Co. including a complete recasting of the REA. Reacquired the fee from an institutional ground lessor. Was intimately involved in architecture & design. Added a second level of mall shops without incident while the original mall remained open for business. Fashion Island, Newport Beach, Ca.

Victor Valley Town Center, Victorville, Ca.

 

Participated in major tenant negotiations.

Murrieta Springs Mall, (proposed), Murrieta, Ca.

 

Oversaw entitlement activities including approvals to construct 1,700,000 S.F. including 6 department stores, 400,000 sq.ft. of GLA, an office building & a hotel. Oversaw the negotiation of public financing in excess of $23,500,000 including a loan from Riverside County Transportation Commission to the City for freeway work & the creation of a community facilities district, “CFD”. Negotiated initial department store transactions with Sears, JC Penney and The May Co. The project was not completed.

Anaheim Plaza, Anaheim, Ca.

 

Oversaw redevelopment of Anaheim Plaza from enclosed mall with two vacant department stores and 70% vacancy to power center containing an existing Mervyn’s department store, (which remained open for business during the redevelopment), Wal*Mart, Comp USA, Old Navy Clothing Company, & other category killer retailers. Overcame the initial objections of the “Residents For Anaheim Plaza” residents group that was opposed to any changes at the mall.

New Site, Brea, Ca.

 

Negotiated joint venture agreement with Unocal for 40 acre power center & participated in the entitlement of the retail and residential portions of the project.

Retail Center, West Covina, Ca.

 

Purchased 1/2 acre corner & developed as the managing partner a 5,000 sq.ft. retail project with Circle K as the anchor tenant. A purchase offer was accepted shortly after commencement of construction with closing upon receipt of a certificate of occupancy.

Industrial Building, Anaheim Ca.

 

Purchased a 10,000 sq. ft. parcel and developed as the development partner a 5,439 sq.ft. industrial building that was preleased prior to commencement of construction.

Riverview West Marketplace, Santa Ana, Ca.

 

Represented the property owner in the subdivision, entitlement, development & sale of a 22.5 acre power center with Wal*Mart, Ross Dress For Less & other retail tenants. Organized citizen support including petitions signed by 91 residents, obtained parking, signing & other variances & a conditional use permit, negotiated offsite improvement requirements, &, subsequent to entitlement, represented the property owner in the sale of the Wal*Mart tract to Wal*Mart & the balance of the property.


Burger King, El Monte, Ca.

 

Purchased, entitled, developed & constructed a Burger King restaurant on a parcel located within a redevelopment project area. Overcame initial objections of both City staff & elected officials to the development. Negotiated a financial contribution from the Redevelopment Agency.

Puente Hills Mall, City of Industry, Ca.

 

Represented Lehman Bros. during their initial due diligence & negotiation of bridge financing for the acquisition & redevelopment of Puente Hills Mall, a 1.2 million square foot regional shopping center. Responsibilities included review of the proposed redevelopment plan & development & income proformas, discussions with the major department stores & cinema & consultation with the project developer.

Story & King Roads, San Jose, Ca.

 

Provided consulting services to the Redevelopment Agency of the City of San Jose in an analysis of the redevelopment & repositioning of three older shopping centers located at the subject intersection.

Bayfair Mall, San Leandro, Ca.

 

Provided consulting services to the Redevelopment Agency of the City of San Leandro in an analysis of the potential for the addition of theaters & entertainment related retail to the Bayfair Mall.

Trolley Square, Santee, Ca.

 

Represented the Community Development Commission in the negotiation of a land sale & development agreement with a major developer. Prior to being retained, the developer & the City were unable to close a $10,000,000 gap in the project economics. Through a reanalysis of public costs & artful negotiation with the private developer, the gap was eliminated & the project was completed.

Blue Mountain Mall, Walla Walla, Wa.

 

Provided consulting & due diligence services for the buyer, performed a market & competition analysis, consulted with both existing & prospective new department stores, & prepared a post acquisition leasing plan & leasing proforma.

Vallco Fashion Park, Cupertino, Ca.

 

Represented The Richard E. Jacobs Group in the negotiation of entitlements & a public assistance package worth in excess of $40,000,000.00 for a proposed renovation & expansion to include the addition of Macy’s, Dillard’s, a cinema complex & a hotel, complete renovation of the existing mall, conversion of current lower level GLA to parking & the addition of additional GLA.

Tanforan Park Mall, San Bruno, Ca.

 

Raised new equity capital for the expansion & redevelopment of Tanforan Park Mall. Originally opened in 1971, the mall was outdated, poorly leased & contained significant vacancy. Acted as a consultant to the new ownership group in negotiations with existing & future department stores and the renegotiation of the REA.

Wal*Mart Center, Murrieta, Ca.

 

Obtained all entitlements for a 19 acre freeway oriented commercial property in Murrieta, California & represented the owner in the marketing of the property ultimately closing a sale with Wal*Mart.

Riverside Plaza, Riverside, Ca.

 

Assembled and directed the redevelopment team responsible for the complete redevelopment of Riverside Plaza (126 KB Requires Adobe Acrobat). The center consisted of a poorly configured enclosed mall anchored by Gottschalks and Montgomery Ward department stores with significant vacancy, a small Von’s supermarket and outdated stores occupied by Sav-on Drugs & Trader Joe’s. The redevelopment included the demolition of the mall buildings, the complete refurbishment of the existing Gottschalks department store, the creation of a “Main Street” lined with unique specialty shops and restaurants with outdoor patios that traverses the property and incorporated a 16 screen state of the art theater complex, the construction of new stores for Von’s (141 KB Requires Adobe Acrobat), Sav-on Drugs & Trader Joe’s, the complete remerchandising of the center, and the addition of retailers not presently located in the market. Tasks included overseeing the entire redevelopment team including, but not limited to, the obtaining of all entitlements, the negotiation of a significant public assistance package, budgeting, design, leasing, operations and marketing.


The Centre Project, Lake Havasu City, Az.

 

Represented the owners of a 279 acre commercial project (162 KB Requires Adobe Acrobat)as a consultant developer & marketing broker. Was successful in negotiating transactions with The Home Depot & a major mall developer. Upon build-out, it is anticipated that the project will contain a power center, regional mall, warehouse/industrial, office buildings, a hotel & an auto mall. Visit Website.


Mixed Use Project, Riverside, Ca.

 

Currently developing 6.3 acres with retail, single family, multifamily & office uses. Five parcels were assembled from multiple owners to create the site, a general plan amendment, four zone changes, a lot line adjustment map & a conditional use permit were processed & approved, the commercial parcel has been leased to Albertson’s, Inc. for construction & operation of a Sav-on drug store (141 KB Requires Adobe Acrobat), a joint venture has been entered into with Steven Walker Communities for the development of a 32 unit apartment complex (162 KB Requires Adobe Acrobat) on the multifamily parcel, & the single family & office parcels have been sold. Even though the Planning Department recommended denial of the project, discretionary approvals were obtained as a result of effective communication & coordination with elected officials as well as the business community & the area residents.

Whittwood Town Center, Whittier, Ca.

 

Currently representing the developer undertaking the redevelopment of Whittwood Mall in its negotiations with and the obtaining of approvals from the existing department stores & renegotiating the REA.

Victoria Village, Riverside, Ca.

 

Currently leading the redevelopment team responsible for the expansion and redevelopment of Victoria Vilage, a neighborhood shopping center containing a Stater Bros. supermarket and Sav-on drug store as anchors.
